From remodeling, to sprucing up, furnishing and decorating, to booking and managing, we’ve done it all and would like to pass on a few tips to you.

1. Is your vacation rental a place you would like to spend your family vacation? This is always a good question to ask yourself.
2. Curb appeal, you’ve got to have it! Give your house a fresh coat of paint, trim plants, add fresh plants & flowers, repair anything damaged or unsightly.
3. Whether you are just now turning your property into a vacation rental or sprucing it up for this year, select attractive, comfortable furniture. Keep in mind how many people your house will accommodate, and then double-check to make sure you actually have enough dining chairs, TV viewing seating, outdoor seating and eating capacity. You get the picture.
4. Décor & Accessories … make it vacationy. If you’re near the beach, add beach décor and beach toys. If you have a mountain cabin retreat, go with mountain cabin décor. Include some fishing rods if there’s a lake or river nearby.
5. Do everything on the “Honey-do” list to make sure everything is running in smooth top form.

How do you get your vacation rental rented?

These are my Top 3 suggestions for success on turning your property into a Money-Maker:

1st Your vacation rental should look great! You are appealing to people’s emotions, they need to be attracted to your home.

2nd PHOTOS. I capitalize this because it’s your #1 selling tool. You need excellent photos that not only show the property accurately, but show off the property as well. Again, you are appealing to emotion!

3rd Whether you are managing your own property or you have hired a management company, responses to inquiries must be done Promptly. If they have contacted you, they have contacted 5 other property owners as well, so jump on it.

  11. You’ve got a academic way of writing which I don’t often run into. Just thought I’d point that out :P

  12. I found your ideas to be succinct and spot on. When I’ve got some time later I’ll write a more in depth comment with my own thoughts on the topic, but for now..good job!

  13. You’ve got some interesting perspective on this which I like.

  14. Thanks for your kind words!

  15. Thank you Rina.

  16. Hi Rosalinda, I hope an academic way of writing is a good thing. :-)

  17. We’ve always wanted to switch out our home with someone else’s for a week. Kind of like foreign exchange houses.

  18. Hi Paige, there are companies that set up that trading homes for you if you’re interested. Thanks for taking the time to read our blog.

  19. This is some really good guidance on the subject- I’ve often wondered about some of those points you mentioned so this gives me some clarity
    Thanks :)

  20. Penny: I always knew you are good, did not know to what extend. Love the style of your writing, also the tips are great. when I meet people who need what you have, I can send them your way with confidence, absolutely! Keep up the great work and keep writing, to help people like me out. Trust me I will not try to do anything, all I will do is call you. Love!

  21. A home is all about emotion…a vacation is all about making memories, which equates to emotion. Great points to remember for those who own vacation rentals—actually great points for anyone who owns or lives in a home (whether that be a house, condo, or apartment!)

  22. Like Paige, we thought about switching homes with someone, too, for a vacation. After seeing a movie about switching a home in England, it was an intriguing idea. I will keep these things in mind if I ever get the guts to do it.

  23. We had thought about house-swapping and might do it. We do not have a vacation home but as we get older, I have a feeling we will be buying one when my daughters are old enough to be on their own. I always wanted two homes- one on each coast! Your suggestions are right now and very applicable to the dual-home owner!

  24. Great idea and good information to get the job done. I love the pictures and resources to support getting it accomplished. In a tough economy, you have described a win-win for the vacationer and the homeowner! Thank you for a thought-provoking idea.

  25. I had thought I had left a comment about your blog a while ago Penny…I love the tips since I can use them in my own home when I’m ready for a change. I’ve rented vacation homes in the past and it’s always a nice feeling when the special touches are attended to. Vacations are all emotion driven, no matter who they are taken with, so appealing to the emotions seems to be totally beneficial. Oh dear, my emotions seems to be getting in gear: now I want to pack my bags and ‘go somewhere’…

  26. Nice informative post. I can definitely see how this would be useful for people I know in my life. I know in the future we will have a vacation home so these tips I found very helpful and will definitely keep them in mind. Your suggestions are great for a home owner that wants to rent out their property. Thanks for sharing your knowledge.

  27. Laurie, thanks for the support. House swapping is a great idea. If you ever buy yourselves a vacation home, give me a call. I’d love to help you.

  28. When I go looking for a vacation home. I’m looking for a place that looks like a home straight out of the catalog! Clean, neat, up kept and fitting the theme of where I’m staying. I go to Maui, and I love the sea and Hawaiian decor homes there have. So it is important. I agree, that having great photos is a must!

  29. Nelson, we once turned a client’s investment home into a vacation rental for him. He stopped in and met us, told me he wanted a Hawaiian theme and proceeded to go to Hawaii for a vacation. He came home and his new property was now all decked on Hawaii!

  30. Thanks Alara. If you ever buy that vacation home, we’d love to help you.
